Our lending practice was established to meet the demand for clients and borrowers with capital needs not being satisfied in today’s current capital markets. Our investment strategy for real estate financing focuses on short term asset based lending solutions across multiple commercial and investment residential asset classes. We specialize in the acquisition and repositioning of assets until conventional bank financing is available to the borrower. After we receive and review a brief pre-approval form, we provide a clear and competitive term sheet. In the pre-approval form, we ask for basic details of your loan request including a description of the collateral. Please be prepared to provide the following information:

  • Deadlines and dates which are critical to the transaction
  • The specific property address
  • Whether the loan is for a property acquisition or refinancing of an existing loan
  • The purchase price of the property
  • The intended renovation budget
  • The intended asking price for the property (assuming the project is going to be resold after renovation)



The following parameters are meant to be used as a guide. All terms, rates, points, fees and agreements vary on a deal-by-deal basis.

Loan amount: $250,000 – $10,000,000 (We syndicate and raise capital for loans outside our lending parameters)
Loan-to-value: Up to 65%
Loan-to-cost: Up to 75%
Term: 6 – 48 months
Origination Fee: 2 – 5 points, depending on loan duration, pledged collateral and risk
Points: Starting at 1%
Type of Loan: Acquisition, Short term Refi, Rehab and Value Add Repositioning, Working Capital Loans
Asset Class: Commercial Office, Mix Use, Retail, Light Industrial/Warehouse, Investment
Rate: Starting at 10%; rates abide by FL usury laws and vary based on risk, value of pledged collateral, borrower's experience, type of collateral, loan amount and loan duration
Closing time: 7 – 14 business days
Loan structure: 1st lien position or junior/2nd lien position
Paperwork required: Loan agreement, promissory note and deed of trust, personal guarantee, letter of intent, title insurance, homeowner insurance
Insurance required:   Title insurance naming lender as insured and property insurance naming lender as additional insured and loss payee
